The Geospatial Pattern, Problems and Prospect of Development Control in Mubi Metropolis, Adamawa State, Nigeria.

Abstract

 

This study analysed the Geospatial pattern, problem and prospect of development control in Mubi metropolis. Data were obtained from the field and government agencies. Quick bird satellite imagery, Global Positioning System receiver (GPS), Computer, GIS software (ILWIS, Arc View & IDRISI) technologies were used to encode and analyze data. The study revealed that about 16.71 (53.3 %) hectras of the landmass is covered with haphazard development and only 5.87(18.7%) hectras pottery planned development in Mubi metropolis. About 1.16 (3.7 %) hectras of layout is distorted while about 56 (1.8 %) hectras experience land use conversion in the metropolis. It was also found that the factors which constrain efficacy of development control in the town are interference by personalities, abuse of official power, lack of payment of land compensation, lack of Cooperation by the land owners, scarcity of man power, inadequate equipment and machinery and inadequate funding. Recommendations were offered to overcome the above identified problems. Among others, the planning authorities need to establish programmes that will create awareness and encourage full public participation in development control activities in Mubi Town.
